Built in the 1980’s, Shawcross Business Park, Dewsbury, is home to multiple large commercial units. Housing some of the UK’s leading manufacturing, distribution and a variety of other companies, the site is set over a vast 8.8 acres benefitting from generous, secure service yard with three gated access points. Its ideal location is just 10 minutes from the M62 and M1 and is passed by approximately two million people every half hour and the gateway to Leeds, North Yorkshire to the North of England.
Makers Construction were chosen to complete waterproofing works on the largest commercial unit on the estate. The 169,000 sq. Ft building had rusting on all the end laps of the steel roofing sheets spanning the length of the roof. The enormous unit was suffering large areas of water ingress through the damaged metal sheeting above. On inspection it was discovered that the large valley gutters and external guttering also had the misfortune of extensive rusting and was a contributing factor to the water ingress.
Makers Construction partnered with HD Sharmans to install the state-of-the-art products needed to protect the steel sheeting and the effected guttering. The products selected for the overlapping edge protection was the Seamsil 100cut Edge Corrosion System. This BBA accredited system offers a 15-year guarantee and has been widely specified by surveyors and property managers for over 35 years. Seamsil is a silicone based remedial treatment formulated specifically to arrest the adverse effects of rust, chemical corrosion and industrial pollution.
All mid laps and end laps were grinded off before being jet washed and fully cleaned and prepared. Then the Seamsil 100cut Edge Corrosion System was applied with roller to fully encapsulate all the seams across the unit. The silicone has a high elastic property and flexibility to ensure optimum performance is achieved.
The many rooflights were prepared by jet washing and pre-cleaning before being treated with the Delglaze coating system. The system is a unique blend of polyurethane resins that produce a tough durable finish with a resistance to weather erosion. Once fully cured, the refurbished and aged rooflights were returned to former glory and ensured future protection. Offering a 10-year warranty, this eliminated the need for replacement.
All the valleys and external guttering had the rust grinded off before being jet washed and fully cleaned and debris removed in preparation for the installation of the Plygene Gutterline system. The only gutter lining system that offers BBA accreditation and benefits from a 25-year warranty and is manufactured to cloak the existing system. The gutter lining is folded to the exact size of the existing profile. Makers Construction mechanically fixed and welded the exact moulded component to the existing system with the bespoke fixings. The system is not susceptible to splitting through thermal movement, thus eliminating the risk of water ingress into the building.
Makers Construction worked with the client to devise a programme to ensure the huge roof was tackled in a timely manner. A strategic plan was put in place to ensure the entire structure was fully waterproofed within the specified 15-week programme.
